A question I get from my clients planning to sell their luxury home in the near future is where should the money be spent--In the kitchen, the bathrooms, or the landscaping?

To achieve the largest returns from selling your home, kitchen and bathroom remodels generally offer the best return on investment (ROI). A minor kitchen remodel can yield an ROI of 70%–80%, while a mid-range bathroom remodel can offer around 67%. Although landscaping improvements can enhance curb appeal, they typically provide a lower ROI compared to kitchen and bathroom updates. Prioritizing functional and modern updates in these areas, rather than luxury or purely aesthetic changes, is key to maximizing ROI.

For a luxury kitchen remodel, you can expect to spend between $114,142 and $207,674, with most homeowners spending around $160,908. This budget typically includes high-end materials such as custom cabinetry, professional-grade appliances, and luxury finishes like stone countertops and premium flooring. Costs can vary based on factors like kitchen size, location, and specific design choices.

For a luxury bathroom remodel, you should expect to pay between $50,000 and $150,000. This cost range reflects the use of high-end materials and finishes, as well as potential layout changes and custom features. Factors influencing the price include the size of the bathroom, quality of materials, and complexity of the project. For context, a mid-grade remodel starts at around $32,500, while high-end renovations begin at $45,000.

In some regions, like the South Bay Area, costs can range from $20,000 to $80,000 due to higher labor rates and material costs.

Pro Tip: Always set aside 10-20% of your budget for unexpected expenses and prioritize elements that improve both functionality and style.
