When I first walk through a property in Healdsburg or anywhere in Sonoma County, I'm looking for the obvious stars: the primary bedroom, the primary bathroom, and the kitchen. But I'm also searching for that one moment that takes your breath away. If you walk in and a view of the vineyards or hills overwhelms you, that's the money shot. That's what we build the entire listing around.
But I'm also looking through a buyer's eyes. Are there cobwebs around the door? Obvious signs of wear and tear? These small details tell a bigger story about how a home has been cared for, and luxury buyers in Sonoma County notice everything.
The Questions That Matter for Sonoma County Luxury Homes
Before we even talk about staging or photography, I need to understand the soul of the home. I ask my clients:
"What did you love most about this home when you decided to buy it? How did it intertwine with your lifestyle? Are you an entertainer who loves large dinner parties, or do you prefer intimate gatherings? Is this home perfect for your grandchildren? Did you fall in love with the connection to the outdoors and wine country living?"

The Staging Decision
Staging isn't always necessary, but when it is, I bring in professional pieces that enhance rather than distract. I learned a long time ago, even before entering real estate, that lighting is a big deal. Do all the lightbulbs match? Are there light fixtures that could be updated? These are simple, relatively affordable upgrades that make an enormous impact.
I'm always tuned into the sensory experience. What are the sounds, scents, and temperature of the home? We need to make sure personal collections, jewelry, and art are contained, safe, and not "bling." If a home has smart home features, they need to impress, not confuse.
The Photography
Timing the shoot is critical in Sonoma County. The rooms that need the most attention are your kitchen, primary bedroom, and of course, the first impression room, whatever space guests see when they walk through the front door.
The Mistake I'll Never Make Again
Early in my career, I was so excited about getting a high-end listing that I didn't want to hurt my client's feelings. I told them everything was perfect just the way it was. We put up a sign and went for it.
Unfortunately, it wasn't fine. There were cluttered corners and furniture too big for the rooms, and closets stuffed with clothes and shoes. Since then, I've learned that these tough conversations need to happen. My job isn't to make clients feel good about their decorating choices, it's to sell their home for top dollar.
A Recent Success Story in Healdsburg
A luxury property in Healdsburg had been on the market for at least a year before the seller met with me to discuss my marketing ideas. They wanted to know if I could do something differently.
The first thing I had to tell them was that all of their light fixtures and all their furniture would have to go. The owners had sold a turn of the century mansion in San Francisco and brought that style to this sprawling single level 1980's ranch-style wine country home. Obviously a specific style that did not resonate with buyers. The multicolored walls needed to be painted one beautiful, simple white color.
Next, I brought in a stager who could really understand the floor plan and lay it out with appropriate furnishings. Artwork was placed not to wow guests, but to simply be a placeholder for an empty wall, allowing you to really notice the interior and lighting of the home rather than the stuff in it.
In Sonoma County wine country, a luxury home almost always offers an incredible outdoor living space, and exploiting that is one of the most important things we must do. A beautiful outdoor setting deserves beautiful outdoor furniture to complement it, and placing it appropriately is key. One must imagine starlit evenings over a glass of wine.
