According to the WSJ (July 2025), "High home prices and mortgage rates are putting off buyers during the prime selling season." The Journal has noted that the usual spring surge “hasn’t arrived,” and instead, overall home sales have dropped to their lowest rates since before the pandemic.

What I’m Seeing in Our Local Market
Locally, I’ve seen the exact trends the WSJ describes. We do have active buyers, but they’re extremely value-conscious. When a listing is priced in line with today’s market (not last year’s or what we wish it could be), we’re seeing showings, offers, and a lot more momentum. Overpricing, on the other hand, leads only to stale listings and price reductions down the line, which can be even steeper to catch up with buyer expectations.
