There is something about the first week of September that always feels different.

Summer isn’t exactly over in Sonoma County. The days are still warm, the vineyards are beautiful, harvest activity is beginning, and our towns are still very much alive. But after Labor Day, the rhythm changes.

Families are back in their routines. Vacations begin to wind down. Calendars start filling again. And in real estate, I often notice something else: people begin making decisions.

All summer long, I speak with buyers and sellers who are interested, curious, watching the market, or thinking about making a move. But summer has a way of competing for our attention. Travel, family visits, weddings, vacations, and long weekends can push major decisions a little farther down the road.

September tends to bring focus back.

For Buyers, the Search Often Becomes More Intentional

A buyer who spent the summer casually looking may suddenly realize they really do want to be in a new home before the holidays, before year-end, or before another spring market arrives.

The questions become more specific.

Which neighborhood really works for us?
What are we willing to compromise on?
What does the current inventory actually offer?
And if the right property appears, are we prepared to act?

That shift from browsing to serious consideration can make September an important month.

For Sellers, September Can Be a Moment of Clarity

The same is true on the selling side.

If your home has been on the market through the summer without the result you expected, September is a natural time to reassess.

That doesn’t mean something is wrong with your home. It means the market has had time to respond.

What have buyers been saying?
How does your property now compare with what has sold?
Has new competition entered the market?
Is the price still aligned with today’s buyer expectations?

Sometimes the answer is better marketing or presentation. Sometimes it is simply patience. And sometimes the market is telling us that the price needs to be adjusted.

Those conversations are not always easy, but they are important.

I have seen homes sit through a challenging stretch and then sell once we made the right adjustment. The goal is not to chase the market downward. The goal is to listen carefully enough to what the market is telling us and position the property where buyers see the value.

Sonoma County Has Its Own September Rhythm

One of the things I love most about living and working here is that September doesn’t feel like the end of anything.

It feels like another beginning.

Harvest is underway. The light begins to change. The evenings are beautiful. Restaurants and tasting rooms are still bustling, and yet there is also a sense that everyone is settling back into real life.

That makes it a particularly interesting time in real estate.

There are buyers who postponed decisions during summer. Sellers who are ready to make a change. Homeowners beginning to think about next spring. And people who simply realize that another year is moving quickly and they don’t want to keep putting off the move they have been considering.

From Thinking About It to Making a Plan

You do not have to be ready to buy or sell tomorrow to start the conversation.

In fact, some of the best real estate decisions begin months before a property ever goes on the market or an offer is written.

September is a wonderful time to look at your options, understand your home's value, review the competition, and create a plan that works for your timing.

Because sometimes the biggest shift after Labor Day has nothing to do with the market.

It is the moment when we stop saying, “Maybe someday,” and start asking, “What would it take?”
